Downtown St. Pete is giving buyers more room to negotiate

If you own a home in the 33701 ZIP code, which covers downtown St. Pete and the surrounding core, the market has shifted enough that it is worth paying attention. Buyers have more choices than they did a year ago. That does not mean the market is broken. It means the rules for getting a home sold have changed a little.

The number that tells the story in 33701

The Real Estate Data Aggregator counted 6.6 months of supply in ZIP 33701 for the three months ending August 31, 2026. That is up 1.3 months from the same period a year ago. Six months of supply is generally where the market tips from favoring sellers to favoring buyers. At 6.6, downtown St. Pete is just past that line.

Sixty-two days on market is a meaningful stretch. A year ago the median was 18 days shorter. Buyers are taking their time, comparing options, and negotiating. Homes are still selling at 95.9% of list price on average, per the Real Estate Data Aggregator, but that gap between asking and closing price is real money, and it has widened slightly.

Price cuts are rising nationally, and that context matters here

Realtor.com reported that price cuts in September 2026 reached 20.8%, the highest share since October 2022. That is a national figure, not a St. Pete one. But it tells you something about the mood buyers are in right now. They know sellers are cutting. They are coming to the table expecting room to move.

Realtor.com also reported that mortgage rates topped 7% in September 2026 for the first time since January 2025. That matters because higher rates shrink what buyers can afford. When a buyer is already stretching to qualify, an overpriced listing does not get a low offer. It gets no offer.

For context on where prices stand across the broader region, Realtor.com put the Tampa-St. Petersburg-Clearwater median home price at $385,398 in September 2026. That figure covers a wide geography, but it anchors the conversation. Individual St. Pete neighborhoods sit well above and well below that number depending on the ZIP code.

33701 is not the whole St. Pete story

This is where it gets interesting, and worth slowing down on. The softer conditions in 33701 are not showing up the same way across the city. St. Pete is not one market. It is a collection of neighborhoods that each read differently, sometimes very differently, even in the same quarter.

The Real Estate Data Aggregator counted just 3.3 months of supply in ZIP 33710 and 3.3 months in 33704, which includes Old Northeast and surrounding neighborhoods. In 33710, nearly 1 in 5 homes sold above list price. In 33701 downtown, that figure was just 2.9%. Same city, very different conditions.

That gap shows up at the high end too. St. Pete Catalyst reported in September 2026 that a Mediterranean-style residence in Old Northeast listed for $2.48 million. A waterfront home in Belleair Beach sold for $2.6 million, 18% above list price, that same month. St. Pete Catalyst also noted that a commercial building on 16th Street N. in St. Petersburg was asking $8.16 million after being leased by Mia Aesthetics, a sign that investor and commercial interest in the city is still active even as the residential market softens in some pockets. Buyers with means are still moving decisively when the right property comes along.

ZIP 33713 showed 37 median days on market and 97.7% sale-to-list, per the Real Estate Data Aggregator. Pending sales there were up 15% from a year ago. That is a market where well-priced homes are moving with purpose.

What is happening with inventory across St. Pete

Across all 13 ZIP codes the Real Estate Data Aggregator tracks for St. Petersburg, total homes for sale came in at 2,215 for the three months ending August 31, 2026. That is actually down 2.3% from a year ago. So overall inventory is not flooding the market. What is happening in 33701 reflects conditions specific to that area, including a higher concentration of condos, which carry their own set of buyer concerns right now around reserves, insurance, and milestone inspections.

A few ZIP codes worth watching closely

ZIP 33707, which covers parts of west St. Pete near the Gulfport border and stretching toward the beach communities, showed 68 median days on market and 5.3 months of supply. Median sale price dipped 5.9% year over year to $400,000, per the Real Estate Data Aggregator. Sellers there are working harder than they were a year ago.

ZIP 33705, which runs south of downtown along the bay side, had a median of 74 days on market, the longest of any ZIP in the data, and supply at 5.5 months. Prices edged down 1% to $387,000. The Real Estate Data Aggregator also showed pending sales there down 5.6% from a year ago. Not alarming, but worth knowing if you are pricing a home in that area.

On the other end, ZIP 33712 showed a median of just 20 days on market, 38 days shorter than a year ago, per the Real Estate Data Aggregator. That is a striking shift. It also had 37.4% of homes going under contract within two weeks of listing, up 13 points from a year ago. The volume of sales dropped there, but the homes that did sell moved quickly and close to list price.

What this means if you are selling in downtown St. Pete

Buyers in 33701 have 222 homes to choose from right now, up 15.6% from a year ago, per the Real Estate Data Aggregator. They are spending more time deciding. Only 29.6% of homes went under contract within two weeks of listing, down 2.3 points from a year ago. That means the window where a new listing gets its best attention is a little shorter, and the cost of starting too high is a little higher.

The homes that are selling are still closing at 95.9% of list price on average. That is not a bad outcome. But it requires getting the price right from the start, presenting the home well, and understanding what buyers in this specific pocket of downtown are weighing, including insurance costs, condo association health, and how the unit compares to the 221 others they can also go see.

On the rental side, Realtor.com reported the median asking rent in the Tampa-St. Petersburg-Clearwater metro area fell to $1,634 in August 2026, down 3.8% year over year. Nationally, 43.5% of rental listings were offering concessions that same month, per Realtor.com. For would-be buyers who are currently renting, softening rents can reduce the urgency to buy, which is one more reason buyers in this market feel less pressure to move fast.
